Roswell's Board of Zoning Appeals will hold a special called meeting Tuesday, Aug. 25, at 7 p.m. to hear QuikTrip's contested variance requests for a new gas station and convenience store at 1050 Holcomb Bridge Road, according to the city's published agenda.

The hearing was originally scheduled for Aug. 11, but that meeting was canceled when the board couldn't muster a quorum. No new date had been announced until the city posted the special called agenda Aug. 14.

QuikTrip is seeking two variances for the project: one to reduce the amount of storefront glass required by city code, and another to eliminate a pedestrian entrance. The requests fall under case number ZVAR-0626-000017.

The proposed development would replace the former Red Lobster at the corner of Holcomb Bridge Road and Dogwood Road, just off GA-400. That restaurant closed in May 2024, and the roughly 3.1-acre site has sat underutilized since. QuikTrip plans a 6,445-square-foot convenience store with eight fuel pumps under a single canopy.

The project already cleared one hurdle. The Roswell Planning Commission approved QuikTrip's conditional use permit and separate build-to-zone variances on Feb. 17 by a 4-1 vote. Commissioner Eric Schumacher cast the lone dissent. The Aug. 25 hearing covers a different set of variances filed later, focused specifically on the building's glass and pedestrian-access requirements.

The BZA board listed on the Aug. 25 agenda includes Chair Jahanzeb Jabbar, Vice Chair Mark Schumacher, and members Rob Huey, John Hannah and Dan Seger. QuikTrip's representative of record is Dakota Carruthers of Parker Poe Adams & Bernstein LLP.

The meeting will be held in the Council Chambers (Suite 215) at City Hall, 38 Hill Street. Residents who want to weigh in on the storefront design and pedestrian-access questions can attend or check the city's meeting portal for public comment procedures ahead of Aug. 25.
